What STR Owners Should Know About Airbnb Home Insurance

If you’re listing your property on Airbnb, you’ve probably heard of AirCover for Hosts. It’s a helpful tool for STR hosts, but it’s important to understand what it does and what it doesn’t do.

Short-term rentals operate differently from traditional homes. Once guests begin staying in your property, your insurance needs change.

What Is AirCover for Hosts?

Airbnb provides a built-in protection program called Airbnb AirCover for Hosts.

It includes:

  • Up to $3 million in damage protection for guest-caused damage

  • Up to $1 million in liability coverage if a guest is injured during their stay

  • Reservation screening and guest identity verification

This coverage is automatic with every booking. AirCover is a valuable layer of protection, but it’s not a replacement for a dedicated insurance policy.

What AirCover Does Not Cover

AirCover is designed to address guest-related incidents. It does not function like traditional homeowners’ or business insurance. It does not cover:

  • Normal wear and tear

  • Weather events or natural disasters

  • Mold or long-term structural issues

  • Damage unrelated to a confirmed guest stay

  • Certain liability scenarios outside the reservation window

If a pipe bursts, a storm causes roof damage, or an appliance fails, those situations typically fall outside of Airbnb’s protection program.

Does Standard Homeowners Insurance Cover Short-Term Rentals?

In many cases, no. Most traditional homeowners’ insurance policies exclude business activity, and operating a short-term rental can be considered a business use of the property. If short-term rental activity is not disclosed, a claim could potentially be denied. That is why reviewing your policy is critical.


Insurance Options for Short-Term Rental Owners:

  1. Short-Term Rental Insurance

Policies designed specifically for vacation rental properties. These often cover property damage, liability protection, loss of rental income, and guest-related incidents.

2. Homeowners Policy with a Homeshare Endorsement

Some carriers offer add-ons that extend coverage to occasional short-term rentals.

3. Umbrella Liability Insurance

For owners with multiple properties or higher exposure, umbrella coverage adds an extra layer of liability protection.
